Preserve Your Drives With Help Of A Driveway Sealing NJ Contractor

By Cathy Mercer

To improve traffic flow within homes and business properties, you need to ensure that pavements are maintained properly. Asphalt pavers enhance the aesthetic beauty of premises, something that gives a good impression of your business or home. However, with time, oxidation process of asphalt begins to wreck havoc on your beautiful structures. You need to consult a driveway sealing nj contractor to repairs and seal the pavement surfaces.

After you have installed pavers, you will find that they have a good visco-elastic feature. They will contract, spread, and expand easily. As the oxidation takes place, asphalt loses its elasticity and becomes hard and fragile. Cracks start forming and soon your driveways and parking lots begin to deteriorate.

Sealcoating is a preservation procedure, which provides a membrane cover for the blacktop. The sealcoat prevents damages caused by things like sunshine, gasoline, oil spillages, de-icing salts, and water. Sunlight can bake the asphaltic, material making it fragile and easily breakable. When heavy loads turn over the surface, they create pressure that further deteriorates your driveways.

Proper maintenance with sealcoat helps improve the blacktop. It can support heavy load without easily breaking. Sealcoat also restores the elasticity property of asphalt meaning that the roads spread easily. Water can penetrate through cracking to settle on bed of driveways. Water causes the sub base to crumble leading to additional damages. It is essential that your parking lots and drives have a crown-to-edge slope.

Even at the edges, water should not be allowed to settle or collect there. Water and sunlight are the most destructive elements in pavements. Ultraviolet rays accelerate the oxidation of asphalt causing premature damages. The initially beautifully looking black jet color of asphalt fades and turns gray. This is one sign that your pavement is degrading and needs protection.

Asphalt material is also weakened by petroleum derivative products such as gasoline, transmission fluids, and oil spillages. These substances make the bonding properties of asphalt to reduce thus causing further damages. A sealcoat treatment can prevent these damages because it provides a cover. The coat is applied when the asphalt material has dried properly after the initial installation.

In new driveways, the first sealcoat may be applied after a couple of months. It may take about six months to one year before the new asphalt material cures properly. Thereafter, other sealcoats are applied after an estimated period of 2 to 5 years but this depends on how the previous coat peels off. The coat enhances the contraction and expansion of asphalt meaning that it can support loads more effectively.

By consulting a driveway sealing nj contractor, you improve the quality of your pavements. Any cracks that may be present need to be repaired prior to applying the coat. This is because if the sealcoat is applied on top of cracked surfaces, it only masks them and soon the crackings appear again. This means that you need to repair the cracks through patching, overlays or removal and replacement. Crack sealing may also be done depending on the magnitude of the cracking.
